In addition to your rent, you will be responsible for the following upfront costs. There is a $64.50 application charge per applicant and a $300 holding deposit, which are due at the time of application. At move-in, there is a one-time gym charge of $75 per adult resident, and a security deposit of $1500 (standard deposit). Note – the standard deposit only applies with approved credit, and deposits can range up to one month’s rent depending on qualification screening. The $300 holding deposit collected at the time of application will be applied to the total security deposit amount due. In addition to your rent, you will be responsible for the following recurring costs – these amounts are calculated monthly based on actual cost incurred so will vary. The ranges given are our best approximation of the charges based on expected costs:
• Resident service allocation charge – approximately $26 to $36 per month;
• Pest control charge – approximately $10 to $13 per month;
• Utilities (water / sewer / trash / electric / gas / HOA dues) – per month calculated on a RUBS (ratio utility billing system) basis as outlined in the lease utility addendum; variable amount with historical mean of $179 and median of $155. Your utility bill will be sent to you each month by Utility Billing, Inc. They charge $4.75 per month for utility billing service and have a one-time upfront setup charge of $40. These charges will appear on your utility bills. Your first utility bill will generally arrive approximately 30 days after move-in.
